Description:This is a full-time Community Manager position, located in San Antonio, Texas.

We are looking for a proven leader to drive the property forward in its occupancy and budget management.

The Community Manager must also have a thorough understanding of the competitive market and high standards for customer service.

The purpose of the Community Manager is to effectively manage and coordinate persons, activates, and available resources in order to accomplish community objectives as set forth by the District Manager and property owner.

These objectives will include maximizing occupancy levels and community values.

In addition, the Community Manager will train the assistant manager to assume all managerial duties in the event of the Community Manager’s absence.DUTIES AND RESPONSIBILITIES: Conduct all business in accordance with Oldham Goodwin Group policies and procedures.

Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws.FINANCIAL In conjunction with the DM, the Community Manager will assist in formulation of budgets for each upcoming calendar year.

The Community Manager is responsible for staying within the established budget guidelines throughout the year.

Actively maintain and report monthly variances and narratives.

Ensures that all rents are collected when due and posted in a timely manner.

Males sure that all bank deposits are made daily prior to bank closing.

Performs evictions and landlord liens as required on delinquent rents.

Constant vendor/contractor communications concerning work scheduling, billings, vendor relations and certificates of insurance.

The Community Manager is responsible for approving and submitting all invoices to corporate office for payment Makes rental rate recommendations to District Manager.HUMAN RESOURCES Hires, trains, motivates and supervises all on-site staff in order to achieve operational goals of assigned community.

This includes new employee orientation and training, ongoing formal and informal performance evaluation, review and approval of timesheets, instructing and advising on-site staff of employee procedures and guidelines.

Provides comprehensive feedback to non-performing employees.

Facilitates disciplinary procedures and documentations up to and including terminations of employment if necessary.

Conducts on-going training with office staff; e.G., leasing paperwork, workplace safety, and any other type of training that may be needed on a daily basis.SAFETY Reports all liability and community incidents to the corporate office immediately.

Ensures that all workers’ compensations claims are reported and proper paperwork is completed.

Community Manager will complete any pertinent safety checklists with maintenance staff.ADMINISTRATIVE/OFFICE Correctly complete all lease applications, assist with application verification, and notify prospective residents of results.

Exhibit a thorough understanding of leases and ensure residents and personnel are in compliance.

Maintain accurate resident records in property management software.

Ensures that lease files are complete and that completion of leases is being executed properly in Doc Management.

Responsible for offices opening on schedule, condition of office, and model apartment.

Maintains records on all aspects of management activity on a daily, weekly, and monthly basis.

Submits required reports to corporate offices on a weekly and monthly basis.RESIDENT RELATIONS Ensure resident retention through communication and the delivery of excellent customer service.

Accept service requests from residents and route to maintenance for prompt processing.

Act as liaison between maintenance and residents to assure all maintenance requests are addressed appropriately.

Ensure contact with residents on a regular basis to assess needs and provide resolution to resident issues.

Maintain a positive customer service attitude.

As a member of management, you are required to maintain a professional appearance, demeanor, and interaction with co-workers, residents, and vendors at all times.

Review all notices to vacate to determine the cause of the move-out.MAINTENANCE Physically walk and inspect community on a regular basis; check on vacant apartments.

Updates board indicating vacancy status on a daily basis.

Coordinates with maintenance and make-ready staff to ensure timely condition of apartments after move-out.

Work closely with Maintenance Supervisor to monitor and schedule all maintenance activity.

Periodic inspection with residents’ move-in/move-outs.MARKETING/LEASING Conduct market surveys monthly and provide trend report information.

Shop competition and be aware of neighborhood market conditions.

Greet prospective residents, qualify, determine needs and preferences, and professionally present community and specific apartments while providing features and benefits.

Maintains awareness of market/industry conditions and trends via trade publications, professional organizations, etc.

Contribute ideas to the District Manager for marketing the property and improving resident satisfaction.QUALIFICATIONS: Position prefers Bachelor’s Degree or 4-6 years of relevant work experience OR an Associate’s Degree with 3-4 years of experience in on-site property management; or any combination of relevant work experience and formal training which may include professional certifications such as CAM or CAPS.

Must have background in supervision and successful track record of accomplishments.Computer Skills: OneSite Property Management Software experience preferred, but not required.

Competence in personal computer skills, keyboard, internet search, math, Microsoft Office Suite including Work, Excel, and Outlook as well as other community software applications is required.Work Hours: Full time hours salaried position.

Must be available to work evenings and on weekends according to the business needs of the company and for emergencies.DRIVING/TRAVELING REQUIREMENTS: Frequent need (20% to 25% of the time) to utilize personal transportation to inspect apartment community and surrounding neighborhood, make trips to the back and visit the corporate office.

Occasional use of golf cart may be necessary.
